OWN • OPERATE • OPTIMIZE

You already own doors.
Multifamily is the next ten.

Thrive Creative Exchange is a working community for single-family investors moving into apartment buildings — built and run by owner-operators, not course creators.

Most multifamily education stops at the spreadsheet.

You can find a hundred people who’ll teach you a cap rate. Far fewer who’ll show you their rent roll, introduce you to their maintenance lead, or walk you through a turn that went sideways.

That gap is why most single-family investors stall at four doors — not because they can’t underwrite, but because nobody’s shown them what happens after the close.

INSIDE THE EXCHANGE

A community organized around the three
things you have to get right

Everything inside is grouped into three pathways. Move through them in order, or drop into the one you need — all three are open to every member.

Thrive Creative Exchange - Own, Operate, Optimize

OWN

Get the building.

Deal sourcing and underwriting. Creative finance and deal structure — seller financing, master lease, subject-to. Raising capital. Syndication basics.

How do I find it? How do I underwrite it? How do I structure it without the down payment?

OPERATE

Run the building.

Property management and systems. Leasing and occupancy. Construction, renovation and maintenance. Building your own management company — including the unglamorous parts, like payroll.

Who manages it? How do I stop a turn taking six weeks? Do I hire or outsource?

OPTIMIZE

Scale the portfolio.

Tax and legal structure, refinance and disposition strategy, partnerships, and portfolio-level strategy — the operating leverage that turns a portfolio into a business.

What do I do with the equity? How do I do this five more times without breaking?

EVERY THURSDAY

Every Thursday, we get in a room and work on real deals.

One standing call a week, open to everyone who joins. Live deal review, underwriting on screen, structure problems solved out loud, and direct access to James.

Bring a deal you’re stuck on, or sit in and listen to someone else’s — most people learn more from the second one.

A shorter 30-minute open Q&A call is coming as a second weekly slot. Members hear about it first.

HOW IT WORKS

From signup to your first deal review

01

Join the community

Create your account on Circle and you are straight into all three pathways.

02

Introduce yourself

Post what you own, what you are trying to buy next, and where you are stuck. That is what lets us point you at the right pathway instead of guessing.

03

Pick your pathway

New to apartments? Start in OWN. Already holding units? Go to OPERATE. Past the first building? OPTIMIZE.

04

Sit in on Thursday's call

Come and listen first. Watch a real deal get underwritten on screen before you bring one of your own.

05

Bring a deal

Put your own numbers up. Structure, financing, management plan - get it pulled apart by people who own and operate the asset class.

REAL PORTFOLIO, REAL TEAM

The person answering your question owns the buildings
and employs the crew that fixes them.

Most multifamily education is one step removed from the asset. The Exchange isn’t. Everything taught here comes out of a working portfolio and the company that runs it — the same rent rolls, the same contractors, the same turns that ran over budget.

01

A portfolio you can ask about by address

Deals get reviewed on the Thursday call using real numbers from real buildings, including the ones that did not go to plan.

02

An in-house management team on the ground

Thrive established its own Milwaukee property management company in 2024 - management and renovations, in-house. When you ask how a turn gets done in ten days, the answer comes from the people doing it.

03

An operator’s view of the back office

Systems, software, reporting, payroll. The parts nobody teaches because most teachers have never had to run them.

“We don’t just talk apartments — we walk them.”

— James Brewer

Be honest with yourself about which one you are.

This is for you if

This isn’t for you if

Built by owners and operators.

VETERAN-OWNED

If you’re transitioning out,
read this part.

Thrive AssetMx is a Service-Disabled Veteran-Owned Small Business, and this community was built by a Marine who served more than two decades and then went and bought apartment buildings.

The transition playbook is the same one that worked for him: pick an asset class, learn to operate it, build a team you’d trust with a deployment.

If you’re mid-transition and want to talk through what an asset base looks like on a military timeline, say so when you introduce yourself and James will pick it up on the Thursday call.

Questions people ask before they join

No — but you need to be honest about what you have. A meaningful part of the OWN pathway is creative finance: seller financing, master lease, subject-to, and partnering. Several members are in deals where they brought the work and someone else brought the money.

No. Thrive Creative Exchange is an education and community membership. You are not buying a security and we are not raising money from you. If a partnership or investment conversation ever comes up, it happens separately and in writing.

Then skip OWN. OPERATE and OPTIMIZE are where you’ll live — most of what people bring to the Thursday call is operational, not acquisition.

Not yet. Right now the value is the live Thursday call, the three pathways as a place to ask questions and get answers, and a growing library of short topical videos. Structured programs are on the roadmap and members will hear about them first.

Multifamily across the Midwest and Ohio Valley. Milwaukee, Racine and Kenosha in Wisconsin are the core markets, with Cincinnati and Indianapolis as expansion markets.

Through the community on Circle. It takes about a minute — then introduce yourself and pick your pathway.

Get in the room.

Every pathway, the resource library, and the Thursday call where we underwrite real deals on screen. Introduce yourself and tell us what you’re trying to buy next.
