I get asked the same thing all the time, on calls, at meetups, in my DMs.
“How can I work with you? Can I underwrite a property for you? Can we just meet once a week?”
For a long time I didn’t have a good answer. Now I do. Orbit is it.
What am I actually doing every week?
Research markets
Learn how to evaluate a market before chasing a deal.
Pull comps
Work with rent comps and sale comps.
Underwrite properties
Run the numbers and see whether a deal actually works.
Review real deals
Analyze real opportunities with James and the group.
Sometimes a property comes in and we review it as a group. Sometimes it’s a great deal. Most of the time it isn’t, and figuring out why is where you learn the most.
Between calls, plan on an hour or two a week for assignments.
Before you apply
The catch
It’s free, but you pay with your time.
This isn’t a call you jump on whenever you feel like it. If you want in, you show up on Mondays and Tuesdays for all 12 weeks. If you stop showing up, we’ll give your seat to someone who will.
If that’s too much right now, that’s fine. Come to the Tuesday Open House and apply when your schedule opens up.
What’s in it for you
Real experience on real properties.
You’ll sit in on real deal reviews. You’ll also get feedback from people who own and operate apartments for a living.
Finish the 12 weeks with the attendance requirement met and you’ll earn a good discount on Exchange membership.
Fill out the application below. I read every one myself.
